Body Corporate & ARC
The ongoing management of the Coomera Waters Estate is the responsibility of the residents.
This is faciliated through the Body Corporate structure. This structure split into three separate Principal Body Corporates, which each have several neighbourhood body corporate schemes below them. Local neighbourhood decisions are made at the neighbourhood level. Neighbourhoods are represented on the Principal Body Corporate which oversea cross community issues. All body corporates have a chairman and committee duly elected on an annual basis by you the residents.
Participation in the Body Corporate is encouraged as a way for the community to get involved. For those interested the first step is to get involved in your local neighbourhood body corporate. To be elected to the Body Corporate you must be nominated at your Annual General Meeting.
It is through this cross community involvement that we will ensure a growing and dynamic community meeting our needs.

Understanding the ARC - info for new and auxiliary applications
The Architectural Review Committee (ARC) is a consulting body of the Body Corporate structure which approves architectural and landscape codes/design for Coomera Waters homes. The Architectural Code is slightly different for each stage of development in the estate eg. approved roof colour shades differ from stage to stage. The Code and ARC exist to maintain and uphold aesthetic & quality standards in all structures on the estate.The ARC is comprised of representatives from Think Tank Architects (consultants to the Body Corp), Body Corp community members, Austcorp and the CWMC (caretaker) and meet every month. They discuss and consider any new or auxiliary application which requires relaxation of the architectural code.
Payment and paperwork are required for any new application (new home) or auxiliary application (alterations or additions to existing homes inlcuding the rear of the home plus installation of pools, pergolas, pontoons, rennovations, garden sheds of a certain size etc.)
Applications and information about New Applications, Auxiliary Applications & Final Inspections are via Sue Cully at the Marina Sales Office monday to Friday 9am till 5pm, 5561 8000 or sue_cully@coomerawaters.com.au
Final inspections of new buildings/homes are compulsory. Once approved, paperwork will follow from the ARC to return your security bond (held in trust by solicitors).
